Welcome to Roselynn Manor

These Terms of Service ("Terms") govern your relationship with Roselynn Manor and your use of our facilities, services, and website. By accessing our website, making reservations, or using any of our services, you acknowledge and agree to these Terms. If you do not agree with any part of these Terms, we kindly ask that you refrain from using our services.
 

Our Services and Booking Policies

Roselynn Manor offers three primary services: our Tea Room, Event Spaces, and Bed & Breakfast accommodations. For our Tea Room service, we require reservations for all guests, and we kindly request 24-hour notice for cancellations. When making your reservation, please inform us of any dietary restrictions or special requirements to ensure we can provide you with the best possible experience. Our seasonal menus are subject to availability and change based on local produce and seasonal offerings.

For our Event Spaces, we require a deposit to secure your booking, with the amount varying based on the event size and duration. Small gatherings require a minimum of two weeks' notice, medium events need one month's notice, and large celebrations require three months' advance booking. We strictly enforce capacity limits for safety and comfort, and any external vendors must receive prior approval from our management team.

Our Bed & Breakfast services operate with check-in at 3:00 PM and check-out at 11:00 AM. Guests must be 18 years or older to make a reservation, and breakfast is included for all registered guests. We have specific policies regarding pet accommodation, which are available upon request.
 

Payments, Deposits, and Cancellations

All bookings require a valid credit card and are subject to availability. For Event Spaces, we require a 50% deposit at the time of booking. Bed & Breakfast reservations require a deposit equal to the first night's stay, while Tea Room reservations for groups of six or more require a credit card guarantee. All prices are subject to applicable taxes.

Our cancellation policies vary by service. For Event Spaces, cancellations made 30 or more days in advance receive a full refund minus a processing fee. Cancellations between 14-29 days receive a 50% refund, while those made less than 14 days before the event are non-refundable. Bed & Breakfast cancellations made seven or more days in advance receive a full refund minus a processing fee, those made 3-6 days in advance receive a 50% refund, and cancellations less than three days before arrival are non-refundable. Tea Room reservations cancelled with less than 24 hours' notice are non-refundable.
 

Community Standards and Conduct

At Roselynn Manor, we pride ourselves on maintaining a welcoming, family-friendly environment that bridges generations and fosters community connections. We expect all guests to conduct themselves with respect for other visitors, staff, and our historic property. We maintain a strict non-discrimination policy and encourage respectful discourse among our community members. Appropriate attire is required in all areas, and we ask that noise levels be kept reasonable to ensure everyone's comfort. Smoking is permitted only in designated areas.
 

Property Care and Safety

As stewards of this historic property, we ask all guests to treat our facilities, gardens, and grounds with care and respect. Guests are responsible for any damages incurred during their stay or event. We ask that you promptly report any maintenance issues to our staff. For everyone's safety, we strictly enforce maximum capacity limits and require child supervision at all times. All guests must follow posted emergency procedures and security protocols.
 

Photography, Media, and Intellectual Property

We welcome personal photography in designated areas of Roselynn Manor and encourage sharing your experiences on social media with appropriate tags. However, commercial photography requires prior authorization, and drone usage is prohibited without explicit permission. We ask that you respect the privacy of other guests when taking photographs. All Roselynn Manor materials, including our logo, brand elements, and website content, are protected by copyright and trademark laws.
 

Liability and Insurance

While we take every precaution to ensure your safety and security, Roselynn Manor is not responsible for personal items left on the property. We recommend personal insurance coverage for your stay or event. Large gatherings require event insurance, and all accidents must be promptly reported to staff. Our liability is limited as permitted by law, and force majeure conditions are covered under separate provisions.
 

Privacy and Data Protection

We take your privacy seriously and handle all personal information in accordance with our Privacy Policy, which is incorporated by reference into these Terms. We collect and use data only as necessary to provide our services and enhance your experience at Roselynn Manor. Your marketing preferences are respected, and we maintain strict protocols for protecting guest information.
 

Changes to Terms and Dispute Resolution

We reserve the right to modify these Terms at any time, with notice provided to our guests. Continued use of our services implies acceptance of any changes. We encourage direct communication for resolving any concerns and offer a formal complaint process when needed.
